5 Must-Dos Before Listing Your Home
Home Buying Guide
Your home's first impression begins before a buyer ever walks through the front door.
Take a walk toward your home as though you're seeing it for the first time. Look at the landscaping, driveway, walkway, front porch, lighting, and especially the front door.
A few simple updates can immediately make your home feel more welcoming:
→ Trim shrubs and overgrown landscaping
→ Add fresh mulch where needed
→ Remove weeds and debris
→ Sweep walkways and the front porch
→ Clean exterior windows
→ Wash or repaint the front door if needed
→ Replace worn or outdated house numbers
→ Make sure exterior lights are working
→ Add a simple, welcoming doormat
You don't need to completely redesign your landscaping. The goal is to show buyers from the moment they arrive that the home has been thoughtfully cared for.
Start With the First Impression
Thinking about selling your home? Before you start renovating, packing boxes, or putting a sign in the yard, there are a few things I recommend every seller do first.
After more than 20 years of helping West Michigan homeowners sell, I’ve seen firsthand what catches a buyer’s attention and what can quietly work against a home once it hits the market. The good news is, preparing your home doesn’t have to mean a long list of expensive projects.
Start with these five must-dos before you list.
One of the best things you can do before listing your home doesn't require buying anything new.
Start removing things.
Too much furniture, decor, and everyday clutter can make rooms feel smaller and distract buyers from the home itself. You want buyers looking at the beautiful windows, spacious kitchen, or architectural details, not everything sitting on the countertops.
Before photos and showings:
→ Clear kitchen and bathroom counters
→ Remove excess furniture
→ Organize closets and storage spaces
→ Put away personal paperwork
→ Simplify shelves and bookcases
→ Remove excess family photos and highly personal decor
→ Organize the pantry
→ Clear the refrigerator door
→ Store children's toys when possible
→ Remove anything you don't plan to take to your next home
This is also a great opportunity to begin packing. If you won't need something before moving day, consider boxing it up now.
My tip: Buyers will open closets, cabinets, and pantries. Organized storage doesn't just look better. It can make your home feel more spacious.
Declutter Before You Decorate
A loose doorknob or dripping faucet may seem insignificant when you've lived with it for years, but buyers often notice those details. When several small issues appear throughout a home, buyers may begin to wonder whether larger maintenance items have also been overlooked.
Walk through your home and look for:
→ Burned-out light bulbs
→ Loose handles or hardware
→ Dripping faucets
→ Running toilets
→ Squeaky doors
→ Chipped or peeling paint
→ Cracked switch plates
→ Missing caulk
→ Stained grout
→ Damaged screens
→ Doors or cabinets that don't close properly
→ Minor wall damage
Taking care of these items before listing helps reinforce that your home has been well-maintained.
Take Care of the Little Repairs
You don't necessarily need to renovate your home before selling it. Sometimes a deep clean and a few thoughtful updates are enough to make the entire property feel fresher.
Before photography and showings, pay special attention to:
→ Windows and window tracks
→ Baseboards and trim
→ Floors and carpeting
→ Kitchen appliances
→ Cabinet fronts
→ Bathrooms
→ Mirrors and glass
→ Ceiling fans and light fixtures
Then let the light in. Open curtains and blinds, turn on lamps, and replace any burned-out bulbs. Bright, welcoming rooms tend to photograph beautifully and feel more inviting in person.
And don't forget about scent. Strong candles, air fresheners, pet odors, or cooking smells can be distracting. Clean and fresh is always the goal.
Clean, Brighten & Refresh
This may be the most important one.
Before replacing flooring, repainting the entire house, renovating a bathroom, or investing in another major project, let's talk.
Not every improvement will give you a return when it's time to sell. Sometimes a project is absolutely worth doing. Other times, your time and money are better spent somewhere else.
Before you invest, I can walk through your home with you and help determine:
→ What buyers are likely to notice
→ Which repairs should be prioritized
→ What can stay exactly as it is
→ Where your budget could have the greatest impact
→ How to prepare your home specifically for today's market
Preparing your home to sell isn't about making everything perfect. It's about knowing where to focus so your home makes the right impression from the moment a buyer arrives.
